What we repair
Six kinds of work on a condo building
Every item gets a scope sheet before it gets a crew. Each page below says what is included, what is not and what moves the price.
Roofs and flashing
Most condo roofs don't need replacing this year.
Read the scopeMasonry and facades
Old Boston brick takes a beating from freeze and thaw.
Read the scopePorches and stairs
Rear porches and exterior stairs carry the most foot traffic and take the most water.
Read the scopeWindows and doors
Windows and doors fail at the edges: a rotted sill, a dry seal, a sash that sticks.
Read the scopeHallways and common areas
Stairwells and hallways wear fastest and are seen every day.
Read the scopeWater and drainage
A stain on a unit's ceiling is where water ends up, not where it starts.

What we don't do
Saying so early saves the board a round of calls.
Electrical, plumbing and gas
These are for licensed trades. We can put your vendor on the same schedule.
Single-family houses
We work on associations and multi-unit buildings only.
Inside a unit
Unit interiors belong to the owner, except where a window or leak repair requires entry with notice.
Start with a walk-through
One visit of up to two hours. It ends with a photo list of what we saw.
