Shared spaces, repaired around the people who live there

Stairwells and hallways wear fastest and are seen every day. We patch and paint walls and ceilings, replace worn treads and runners, repair or replace doors, closers and trim, and swap light fixtures. Work is staged by floor, with notice to owners before each stage.

  • Not included

Rewiring, plumbing, fire alarms and elevators are for licensed trades. We can schedule your vendor on the same sheet.

On the scope sheet

  • Walls and ceilings patched and painted

  • Stair treads, nosings and runners

  • Doors, closers, frames and trim

  • Flooring in halls and vestibules

  • Light fixtures swapped by a licensed electrician

What moves the price of common-area work

The scope sheet names each of these for your building. No figure is printed here; the sheet carries the price.

  • Floors and landings

Each landing is its own stage, so the count sets the schedule as much as the area.

  • An occupied building

Staging around residents takes more days than an empty hallway.

  • Finish choices

A paint color is cheap to change. A flooring or tread product is not.

  • What is under the finish

A patch that hides a leak comes back. We trace the water first.

How a common-area job goes

  1. Step 1: Walk and measure

We walk every floor with the manager and photograph each wall, tread and door.

  2. Step 2: Floor-by-floor plan

The sheet lays out stages so one stairwell always stays open.

  3. Step 3: Notice to owners

Dates, hours, what is closed and who to call, in writing.

  4. Step 4: Staged work and clean-up

Dust contained, floors protected, cleaned at the end of each day.

Questions about this work

Can you work while people live there?

Yes, and that is how most of it goes. Work is staged by floor, one stairwell stays open, and each owner gets written notice with dates.

Do you handle fire-rated doors?

We repair and rehang doors and closers. If a door is fire-rated we keep its rating intact or tell you it needs a licensed supplier.

Do you paint inside units?

No. Common-area painting only; unit interiors are for the owner's own painter.

Can you match the existing paint?

We color-match from a chip or the old can, and the sheet records the color and sheen so the next touch-up matches.

Hallways overdue?

The first walk-through is one visit of up to two hours and ends with a photo list of what we saw.
